The Fethiye Chamber of Commerce and Industry (FTSO) brought together representatives of the real estate and property sector to evaluate the sector’s current problems, expectations, and proposed solutions. During the meeting, issues affecting the sector, the need for legal regulations, unregistered activities, and proposals regarding the future of the profession were discussed in detail.
Hosted by FTSO Board Chairman Osman Çıralı in the FTSO Meğri Meeting Hall, the meeting was attended by Muğla Chamber of Real Estate Consultants Tradesmen President Ziya Ercan, Vice President Ömer Yetgin, Fethiye Realtors Association President Serdar Oğuz, members of the FTSO Board of Directors, Assembly and Professional Committees, as well as many representatives operating in the real estate and property sector.
In his opening speech, FTSO Board Chairman Osman Çıralı stated that the recent forest fires in Göcek, Seydikemer, Üzümlü, Antalya, and different parts of the country had deeply saddened everyone. He thanked the Forestry Organization, firefighting teams, municipalities, security forces, volunteers, and citizens who worked with great dedication to bring the fires under control.
Emphasizing that the meeting provided an important platform for consultation on behalf of the sector, Chairman Çıralı pointed out that the real estate and property sector holds a strategic position in the regional economy.
“The real estate sector has been changing very rapidly in recent years. New regulations are being introduced, digitalization is accelerating, and expectations are changing. I believe it is extremely valuable for all stakeholders in our sector to come together around the same table during this process,” said Çıralı. He noted that FTSO regularly organizes consultation meetings with sector representatives, but this time they aimed to hold a broader evaluation meeting with the sector’s leading professionals.
Çıralı: “Our Goal Is to Produce Solutions to the Problems”
Çıralı stated that the purpose of the meeting was not only to identify problems.
“Today, we have gathered to listen to our sector. You know the problems experienced in the field better than anyone. We want to hear directly from you about the difficulties you face, the issues awaiting solutions, and your expectations. We are not only asking, ‘What are we experiencing?’ but also seeking answers together to the questions, ‘How can we solve these problems?’ and ‘How can we make our sector stronger, more reliable, and more sustainable?'”
He added that, as FTSO, they consider it an important responsibility to convey members’ requests to the relevant institutions and to follow the solution processes. He also stated that the opinions and suggestions expressed during the meeting would make significant contributions to future work.
Ziya Ercan: “No Regulations Should Be Made Without the Sector’s Opinion”
Muğla Chamber of Real Estate Consultants Tradesmen President Ziya Ercan stated in his speech that they work in cooperation with chambers and non-governmental organizations throughout Muğla. He emphasized that professional organizations must be consulted when preparing legal regulations concerning the sector. Ercan said that declining property sales, unregistered activities carried out through social media, and unauthorized individuals working as real estate consultants are among the sector’s most important problems.
Yetgin: “A Comprehensive Real Estate Law Is Needed”
Muğla Chamber of Real Estate Consultants Tradesmen Vice President Ömer Yetgin stated that although there are many regulations concerning the real estate sector, a comprehensive legal framework that regulates the sector as a whole has still not been established.
Yetgin emphasized the importance of introducing a comprehensive real estate law to ensure the healthy development of the sector and to eliminate problems encountered in practice.
Serdar Oğuz: “We Have an Authorization Certificate, But No Authority”
Fethiye Realtors Association President Serdar Oğuz drew attention to the problems experienced in practice despite real estate consultants being issued authorization certificates.
Representatives of the sector also took the floor during the meeting to share the problems they encounter in their activities, as well as their expectations and proposed solutions. A consensus was reached on conveying the sector’s problems to the relevant institutions and closely monitoring the solution processes.
FTSO’DA EMLAK VE GAYRİMENKUL SEKTÖRÜNÜN SORUNLARI MASAYA YATIRILDI
Fethiye Ticaret ve Sanayi Odası (FTSO), emlak ve gayrimenkul sektörünün güncel sorunlarını, beklentilerini ve çözüm önerilerini değerlendirmek amacıyla sektör temsilcilerini bir araya getirdi. Toplantıda, sektörde yaşanan sorunlar, yasal düzenleme ihtiyaçları, kayıt dışılık ve mesleğin geleceğine ilişkin öneriler kapsamlı şekilde ele alındı.
FTSO Yönetim Kurulu Başkanı Osman Çıralı’nın ev sahipliğinde FTSO Meğri Toplantı Salonu’nda gerçekleştirilen toplantıya, Muğla Emlak Danışmanları Esnaf Odası Başkanı Ziya Ercan, Başkan Yardımcısı Ömer Yetgin, Fethiye Emlakçılar Derneği Başkanı Serdar Oğuz, FTSO Yönetim Kurulu, Meclis ve Meslek Komitesi üyeleri ile emlak ve gayrimenkul sektöründe faaliyet gösteren çok sayıda temsilci katıldı.
Toplantının açılışında konuşan FTSO Yönetim Kurulu Başkanı Osman Çıralı, son günlerde Göcek, Seydikemer, Üzümlü, Antalya ve ülkenin farklı bölgelerinde yaşanan orman yangınlarının herkesi derinden üzdüğünü belirterek, yangınların kontrol altına alınmasında büyük özveriyle görev yapan Orman Teşkilatı, itfaiye ekipleri, belediyeler, güvenlik güçleri, gönüllüler ve vatandaşlara teşekkür etti.
Toplantının sektör adına önemli bir istişare ortamı oluşturduğunu vurgulayan Başkan Çıralı, emlak ve gayrimenkul sektörünün bölge ekonomisi açısından stratejik bir konuma sahip olduğuna dikkat çekti.
“Emlak sektörü son yıllarda çok hızlı değişiyor. Yeni düzenlemeler geliyor, dijitalleşme hız kazanıyor, beklentiler değişiyor. Bu süreçte sektörümüzün tüm paydaşlarının aynı masa etrafında buluşmasının çok kıymetli olduğuna inanıyorum.” diyen Çıralı, FTSO olarak sektör temsilcileriyle düzenli istişare toplantıları gerçekleştirdiklerini, ancak bu kez sektörün duayen isimleriyle daha geniş katılımlı bir değerlendirme toplantısı yapmayı amaçladıklarını ifade etti.
Çıralı: “Amacımız, sorunlara çözüm üretmek”
Toplantının amacının yalnızca sorunları tespit etmek olmadığını belirten Çıralı, “Bugün sektörümüzü dinlemek için toplandık. Sahada yaşanan sorunları en iyi sizler biliyorsunuz. Karşılaştığınız sıkıntıları, çözüm bekleyen konuları ve beklentilerinizi doğrudan sizlerden dinlemek istiyoruz. Sadece ‘Neler yaşıyoruz?’ sorusuna değil, ‘Bu sorunları nasıl çözeriz?’, ‘Sektörümüzü daha güçlü, daha güvenilir ve daha sürdürülebilir hale nasıl getiririz?’ sorularına da birlikte cevap arıyoruz.” dedi.
FTSO olarak üyelerden gelen talepleri ilgili kurumlara iletmeyi ve çözüm süreçlerinin takipçisi olmayı önemli bir sorumluluk olarak gördüklerini ifade eden Çıralı, toplantıda dile getirilecek görüş ve önerilerin bundan sonraki çalışmalara önemli katkı sağlayacağını söyledi.
Ziya Ercan: “Sektörün görüşü alınmadan düzenleme yapılmamalı”
Muğla Emlak Danışmanları Esnaf Odası Başkanı Ziya Ercan ise konuşmasında Muğla genelindeki oda ve sivil toplum kuruluşlarıyla iş birliği içerisinde hareket ettiklerini belirterek, sektöre ilişkin yasal düzenlemeler hazırlanırken meslek örgütlerinin görüşlerinin mutlaka alınması gerektiğini ifade etti. Ercan, sektörde satışların düşmesi, sosyal medya üzerinden yürütülen kayıt dışı faaliyetler ve yetkisiz kişilerin emlak danışmanlığı yapmasının sektörün en önemli sorunları arasında yer aldığını dile getirdi.
Yetgin: “Kapsamlı bir emlak yasasına ihtiyaç var”
Muğla Emlak Danışmanları Esnaf Odası Başkan Yardımcısı Ömer Yetgin ise gayrimenkul sektörünü ilgilendiren çok sayıda mevzuat bulunmasına rağmen sektörü bütüncül şekilde düzenleyen kapsamlı bir yasal altyapının hâlen oluşturulamadığını belirtti.
Yetgin, sektörün sağlıklı gelişimi ve uygulamadaki sorunların giderilmesi için kapsamlı bir emlak yasasının hayata geçirilmesinin önem taşıdığını ifade etti.
Serdar Oğuz: “Yetki belgemiz var ancak yetkimiz yok”
Fethiye Emlakçılar Derneği Başkanı Serdar Oğuz ise emlak danışmanlarına yetki belgesi verilmesine rağmen uygulamada yaşanan sorunlara dikkat çekti.
Toplantıda sektör temsilcileri de söz alarak faaliyetleri sırasında karşılaştıkları sorunları, beklentilerini ve çözüm önerilerini dile getirdi. Sektörün sorunlarının ilgili kurumlara taşınması ve çözüm süreçlerinin yakından takip edilmesi konusunda görüş birliğine varıldı.
